Auto-Gate Maintenance Checklist: 7 Signs Your Motor Needs Servicing

An auto-gate motor works hard in Malaysia's heat, humidity and monsoon rain. Most breakdowns we are called for could have been prevented with a 30-minute service. Here are seven signs it's time.

The 7 warning signs

  1. Grinding or clicking noises — worn gears or a dry rack.
  2. Gate stops halfway — limit switches, low battery or obstruction sensors need adjustment.
  3. Slower than usual — motor strain from a misaligned track or worn wheels.
  4. Remote range is shrinking — receiver or antenna issues, not just remote batteries.
  5. Gate doesn't work during blackouts — the backup battery has expired (typically every 2–3 years).
  6. Rust on brackets and arm joints — water ingress that eventually reaches the control board.
  7. Ants or geckos in the control box — a surprisingly common cause of short circuits.

Service residential gates every 6–12 months. Commercial and factory gates that cycle hundreds of times a day need quarterly checks.

What a proper service includes

Track cleaning and wheel inspection, rack and gear lubrication, limit-switch and force calibration, safety sensor test, battery health check, control-box sealing against pests, and remote re-pairing if needed.

Repair or replace?

If your motor is over 8 years old, parts are discontinued, or repairs exceed 50% of a new motor, replacing is usually the better investment — especially if you also want app control and battery backup.
