Renovating a Sub-Sale Landed Home? Plan Your Gate and Water Upgrades First

Sub-sale landed homes are great value, but they often come with a tired auto-gate and old galvanised pipes. Many owners only think about these after the tiles and paint are done — and end up hacking new cable trenches and pipe routes through a finished porch.

Why plan early

  • Cable conduits for the gate motor can be laid before the porch is tiled
  • The water inlet and filter bypass can be positioned neatly before landscaping
  • New gate fabrication can be designed for the motor you want (e.g. folding)
  • One contractor visit instead of two saves labour costs

Your renovation checklist

  1. Inspect the existing gate: weight, rust, hinge and track condition.
  2. Decide gate type (sliding, swing or folding) before ordering new gate fabrication.
  3. Ask your electrician for a dedicated 13A point near the gate pillar.
  4. Test your water — run the tap after a few days of vacancy and check for colour.
  5. Plan the whole-house filter location after the meter, with shade and access for servicing.
  6. Leave space under the kitchen sink for a drinking water system.

Tell us your renovation timeline and we'll coordinate with your contractor so gate and water work happens at the right stage.

Budgeting

For a typical sub-sale terrace, budget RM3,500 – RM5,500 for a new sliding motor plus whole-house filter; semi-Ds with folding gates and RO systems typically land between RM6,500 and RM10,000.
